WHISKEY WEDNESDAY – JESS REID – CHRISTIE’S INTERNATIONAL REAL ESTATE VISITS BLUE SKY

As wine enthusiasts, we pride ourselves on being experts when it comes to “pairings”. So, when our team heard that whiskey was being distilled, in combination with an “American West” mountain resort setting in Wanship, UT, we jumped at the opportunity to see how the “pair” would impress locals and visitors of the Greater Park City area.

We headed out on “whiskey Wednesday” to Blue Sky, the 3500 acre ranch about 20 miles from Park City off of I-80. After passing through a gated entry, we were shuttled up a winding road, lined with open-space and pastures. We learned on the short drive that Blue Sky is truly a working ranch with over 45 horses and 100 head of cattle. Five minutes later, we arrived at the new High West Distillery.

High West, one of our favorite restaurants and the only distillery in the heart of Park City, welcomed us into their new 20,000 sq ft lab, which is still under construction. One 1,600 gallon copper still is currently in place and was imported from Scotland (insert “oooo and ahhh” here). The top-of-the-line equipment will allow High West to eventually make whiskey from rye, wheat, oat and malt and produce “25 times the amount of whiskey” than the current Park City location was capable of. The experienced distillers at High West are always raising the bar so expect to see new “flavors” added into the mix.

The distillery is just one piece of the bigger picture that Blue Sky has envisioned. Currently, a 9,000 sq ft High West restaurant and visitor center is being built and nearing completion. This building encompasses incredible open vistas, spacious decks and will have private meeting spaces, tasting rooms, a restaurant and a gift shop.

Blue Sky will also build a secluded, luxurious, Amangari style, 40 room hotel on the property. The hotel will be uniquely placed and seamlessly blended into the landscape on the gorgeous ranch. Blue Sky offers, by appointment only, dozens of outdoor adventures, including; backcountry skiing, cross country skiing, clay shooting, horse-back riding, mountain biking and fly fishing.

WE HEARD IT FIRST! – DIANE FOSTER, CITY MANAGER VISITS SALES MEETING

Diane FosterEvery Tuesday Jess Reid – Christie’s International Real Estate holds a weekly sales meeting. Our sales team reviews the newest listings, learns and visits new developments and has public speakers visit our office, etc. We were pleased to welcome Diane Foster, Park City’s – City Manager, and expert on anything and everything Park City.

Diane filled us in on what’s happening in PC. We talked about traffic concerns, new projects, parking, the city’s budget and Vail’s improvement at Park City Mountain Resort (PCMR) and how certain things will effect our town. Please let us know if you have any questions or comments about current affairs in Park City and we will get you answers!

After a early sales meeting and a day of work, one of our staff members saw Diane trail running at PCMR that night, enjoying one of the many beautiful things that Park City has to offer.

Canyons Pond Skim 2015

WHAT A GREAT PARK CITY WINTER – NO KIDDING!

In spite of this winter being one of the lowest snow years we have ever seen, it’s been an exceptional season. Overnight lodging and skier days have been extremely strong and the town has been full of happy visitors enjoying groomed skiing, gorgeous sunny days and exceptional outdoor dining options on the mountains. It is always such a pleasant and unique experience for our visitors to be able to sit on one of the decks at the ski resorts and have lunch outside in the middle of the winter.

There are still plenty of ski days left before season ends.  Deer Valley and Canyons Resort close on April 12th and Park City Mountain Resort extends for another week closing on April 19th.

This past week the annual Spring Gruv took place at Canyons Resort, on Saturday they held their famous pond skimming competition.  It was a beautiful day with a great turn out.  Competitors donned crazy outfits and made a splash trying to reach the other side of the pond.

Splashing into Spring:
This past week the annual Spring Gruv took place at Canyons Resort, on Saturday they held their famous pond skimming competition.  It was a beautiful day with a great turn out.  Competitors donned crazy outfits and made a splash trying to reach the other side of the pond.

In spite of this winter being one of the driest and lowest snow years, it’s been an exceptional season. Overnight lodging and skier days do not appear to be down, with local businesses thriving and town being pleasantly busy all winter.
There are still plenty of ski days left before season ends.  Deer Valley and Canyons Resort close on April 12th and Park City Mountain Resort extends for another week closing on April 19th.
Although locals may have been bummed with the lack of tree skiing and powder days, visitors enjoyed groomed skiing, gorgeous sunny days and exceptional outdoor dining options on the mountains.

PARK CITY REAL ESTATE MARKET OVERVIEW

PCThe Greater Park City real estate market continues to improve. Our real estate market is growing at a slow but steady pace; many believe this sets the stage for positive long term growth. The overall sold volume for all areas and all properties in 2014 was up 10% from 2013 to $1.6 billion.

Condominiums and vacant land are leading our recovery. Until recently, they were lagging behind single family homes. Now, more vacation home buyers are re-entering the marketplace and buyers are confidently purchasing land for construction. Condominium sales volume for the Greater Park City area is up 22% from last year at $518M and the average sold price is up 11% at $640,776.

Single family detached homes for the overall Park City area had been strongly leading the market but sales seem to have stabilized. The sales volume is up 1% from last year and total volume for 2014 was $921M. The average sold price is up 4% and is $968,577. However, the number of transactions sold is down 3% from 983 in 2013 to 951 in 2014.

Inventory levels are still at historic lows, especially in certain price ranges and property types, which have constrained sales. However, we are beginning to see more development projects that are almost complete or in construction phases that are pre-selling. New development projects include Silver Creek Village (Silver Creek), Park City Heights (Quinn’s Junction) Echo Spur (Old Town), Village on the Green (Midway) and Blackstone Residences (Canyons). This will increase new inventory in Park City.

Deer Valley’s total sales volume has increased 13% when compared DVto last year. Average sold price for all types of properties is up 9% with single family homes showing an average sold price of $4.1M, up 26% from last year. Condominium sales volume is up 32% and the average sales price was $1.7M in 2014. Stein Eriksen Residences, a new development, will offer more luxury units for buyers.

Canyon’s real estate sales are healthy not only due to Vail’s presence but the beautiful new golf course that is ready for the 2015 season. In Summer 2015, a $50M connection between Canyons and Park City Mountain Resort will begin. We also expect to see more development projects in 2015.

Luxury home sales are on the rise. In the Park City area, we had 243 sales of homes in the $1-5M range, compared to 210 sales in 2013. In 2014, we had 14 sales over $5M compared to 11 in 2013.

Talisker has defaulted on approximately $163M in loans with their lender, Wells Fargo. Wells Fargo and/or a court appointed receiver is seeking to find new ownership to re-organize and support the Talisker and Tuhaye properties. In the long run, this should be a positive change for members and should not negatively affect property values in the long run.

Other market influences affecting the Park City and Deer Valley real estate markets are significant. These include installation the proposed Deer Valley – Old Town gondola, the $50M connection of Park City Mountain Resort and Canyons, major progress at the Park City Film Studio which will impact our non-snow economy positively and new regional and local traffic solutions being worked on by the Wasatch Accord planning group.

With the national economy growing stronger, more and more people will be continuing to look at improving their quality of life by getting involved in the Greater Park City community through real estate investments.
