Every year the Park City Education Foundation hosts Running with Ed, a 10-leg, 38 mile, running relay to raise money for the Park City Schools. This year Jess Reid – Christie’s International Real Estate had a team of runners participating. Watch the video for a recap of their fun day!

For the second year in a row Jess Reid – Christie’s International Real Estate is a sponsor of the Park Silly Sunday Market. We are excited to be helping this local non-profit throw a party on Park City’s Historic Main Street every Sunday. From 10am to 5pm every Sunday (June 7th – September 20th) hundreds of unique vendors line up the street featuring gourmet foods, fine art, jewelry, sustainable products, clothing and more! There is also a Farmer’s Market located up the street with local Utah produce and other products.

On the lower part of Main Street there are kid’s activities and live performances, with Mountain Town Music scheduling live music throughout the day. Make sure to stop by the Beer Garden for one of the best Bloody Mary bars in the state of Utah! For more information click here.

Victory Ranch Blog


Our team at Jess Reid – Christie’s International Real Estate disconnected from our daily routine to enjoy endless adventures and to learn more about the real estate at Victory Ranch. Twenty-one minutes after leaving the office in the heart of Park City, we arrived at the gate and crossed that bridge the runs over the four miles of the Provo River that is exclusive to Victory Ranch, a community in the Heber/Park City area.

We were greeted by the friendly staff as we arrived at the Freestone Lodge. The Freestone Lodge is peacefully set on the Provo River and is the gateway to over 6,700 pristine acres of beautiful rolling hills, vast untouched spaces and immaculately designed homes and cabins, that belong to Victory Ranch and their members.

Jim Moran, the Sales Director for Victory Ranch, cheerfully welcomed everyone and informed us of new programs at Victory Ranch and what sets them apart from other private communities.

Our team previewed cabins and homes with stunning décor and dramatic vistas. “I’m moving in, or I’m staying here” was a commonly heard joke among the sales team. Lunch at the Clubhouse looking over the course, was followed by a trip via golf carts up to the famous overlook at the 17th hole of the Rees Jones designed course. The overlook has 360-degree panoramic views of the Wasatch Mountains and surrounding wilderness.

The transition from winter to summer in Park City can slow things down a little, however that doesn’t mean there aren’t plenty of things to do in the off season. Locals and visitors alike can enjoy all of their favorite spots on a more intimate basis and receive great deals.

While a lot of restaurants take this opportunity to rest and relax there are still plenty of dining options and great deals! Bill White’s restaurants, including Chimayo, Wahso, Billy Blanco’s & Windy Ridge will remain regular operational hours with 2-for-1 entrée specials. Blind Dog Restaurant & Sushi is offering a half price menu on Tuesdays. Flying Sumo and Yuki Yama feature half off rolls throughout the spring and into summer. Hiking, biking, & more:
Just because ski season is over doesn’t mean you can’t stay active in the great outdoors. Fly fishing outings are offered through retailers All Seasons and Trout Bum with excursions in the area. Local non-profit, Mountain Trails Foundation, keeps up with trail maintenance throughout the year in the Park City area. Trail maps are available online (click here) or for sale at local Park City businesses. Also, each resort in town offers a wide variety of trails for both hiking and biking, in addition to bike parks. There are public facilities throughout the town, including basketball, tennis and volleyball courts; trail work out stations, a skate board park and more!

Park City, Utah is known all over the world as a ski destination, however there are amazing golf courses within town limits, along with many more in the surrounding areas. Park Meadows Golf Course, located in the heart of Park City, is a Jack Nicklaus Signature Course. Home to 10 PGA Senior Tour events and named best Private Golf Course in Utah by Salt Lake Magazine.
Canyons is opening their new golf course this spring, with 18 holes surrounding the resort. The par 70, 6,256 yard course was designed by acclaimed course architects Gene and Casey Bates.
Promontory will have the grand opening of their new Nicklaus Clubhouse on June 20th. It will feature cutting edge landscaping with dramatic architecture designed by renowned architect Patricia McCobb.
The public golf course, Park City Golf Club, is a classic that was originally built as a nine-hole course in 1964 by William Neff. It was revamped in 1973 to become an 18-hole course. With incredibly easy access it is a local’s favorite.
Other courses in the area include, Glenwild Golf Club & Spa, Wasatch Mountain Golf Course and Jeremy Golf & Country Club.


Head South:
With the Mighty Five, that’s five national parks in the state of Utah, more than other state, Southern Utah camping in the spring is a must! While temperatures are slowing ramping up in Park City, the southern parts have perfect climates for camping and adventures, including biking, hiking, rafting and more!

We welcomed back our Principal Broker, Jess Reid, this week after a successful trip to Beverly Hills to attend the Christie’s Global Owner’s Conference. Reid and brokers from around the world joined at the spectacular Beverly Wilshire Hotel and Resort. They heard from speakers, including architects, artists, and marketers during the day, and networked and dined at night.

An awards dinner, honoring brokers for extraordinary sales, marketing techniques and more, was held at the Los Angeles County Museum of Art.

Christie’s International Real Estate is about to release their next “White Paper”, a compilation of statistics and information about luxury property, art and wine worldwide. A couple of interesting points coming out will include:

    • Luxury home sales volume has increased 16% since last year
    • Brokers from around the world are reporting problems with low inventory of luxury homes, which is constraining sales.

Reid was also given a tour of the Montage in Beverly Hills, the sister resort to the Montage Deer Valley. He also met with, the owners of Hilton and Hyland and a good friend to our brokerage, and took a tour at the office of the premier luxury broker of luxury homes in Beverly Hills.

PCThe Greater Park City real estate market continues to improve. Our real estate market is growing at a slow but steady pace; many believe this sets the stage for positive long term growth. The overall sold volume for all areas and all properties in 2014 was up 10% from 2013 to $1.6 billion.

Condominiums and vacant land are leading our recovery. Until recently, they were lagging behind single family homes. Now, more vacation home buyers are re-entering the marketplace and buyers are confidently purchasing land for construction. Condominium sales volume for the Greater Park City area is up 22% from last year at $518M and the average sold price is up 11% at $640,776.

Single family detached homes for the overall Park City area had been strongly leading the market but sales seem to have stabilized. The sales volume is up 1% from last year and total volume for 2014 was $921M. The average sold price is up 4% and is $968,577. However, the number of transactions sold is down 3% from 983 in 2013 to 951 in 2014.

Inventory levels are still at historic lows, especially in certain price ranges and property types, which have constrained sales. However, we are beginning to see more development projects that are almost complete or in construction phases that are pre-selling. New development projects include Silver Creek Village (Silver Creek), Park City Heights (Quinn’s Junction) Echo Spur (Old Town), Village on the Green (Midway) and Blackstone Residences (Canyons). This will increase new inventory in Park City.

Deer Valley’s total sales volume has increased 13% when compared DVto last year. Average sold price for all types of properties is up 9% with single family homes showing an average sold price of $4.1M, up 26% from last year. Condominium sales volume is up 32% and the average sales price was $1.7M in 2014. Stein Eriksen Residences, a new development, will offer more luxury units for buyers.

Canyon’s real estate sales are healthy not only due to Vail’s presence but the beautiful new golf course that is ready for the 2015 season. In Summer 2015, a $50M connection between Canyons and Park City Mountain Resort will begin. We also expect to see more development projects in 2015.

Luxury home sales are on the rise. In the Park City area, we had 243 sales of homes in the $1-5M range, compared to 210 sales in 2013. In 2014, we had 14 sales over $5M compared to 11 in 2013.

Our exclusive luxury affiliation, Christie’s International Real Estate (, reported increases in the luxury home market internationally. Talisker has defaulted on approximately $163M in loans with their lender, Wells Fargo. Wells Fargo and/or a court appointed receiver is seeking to find new ownership to re-organize and support the Talisker and Tuhaye properties. In the long run, this should be a positive change for members and should not negatively affect property values in the long run.

Other market influences affecting the Park City and Deer Valley real estate markets are significant. These include installation the proposed Deer Valley – Old Town gondola, the $50M connection of Park City Mountain Resort and Canyons, major progress at the Park City Film Studio which will impact our non-snow economy positively and new regional and local traffic solutions being worked on by the Wasatch Accord planning group.

With the national economy growing stronger, more and more people will be continuing to look at improving their quality of life by getting involved in the Greater Park City community through real estate investments.
