CURRENT PROJECTS:
Hailstone at Stillwater
The Hailstone at Stillwater townhomes are located in a beautiful area along the west side of the Jordanelle Reservoir. They feature stunning views of Bald Mountain at Deer Valley Resort along with exceptional views of the lake. Their one-of-a-kind location is also within 3 minutes from the Deer Crest Gondola at Deer Valley Resort, 2 minutes from the marina at the Jordanelle, and only 10 minutes from Park City's Historic Main Street.

Deer Valley Club (Visit Site)
This is the first private residence club in the United States with 30 condos representing 195 memberships. Our contract with the Board of Directors is to raise awareness and resales at the club. We have created a two-year marketing and advertising plan and established an on-site office for a team of specialists. We have been at the Deer Valley Club for 5 years and created possibly the first successful resale program like this in the United States. Values have risen significantly and we typically have a waiting list for memberships.

Development Project Background:
The Lodge at Stillwater
Mid to lower priced condominium hotel units. Studios to 2 bedrooms on the Jordanelle Reservoir. This project had been unsuccessful for several years. When JRRE took over in 2003 we sold out in approximately 1 year.

The Chateaux at Silver Lake
78 high-end condominium hotel units. 2 and 3 bedrooms and optional 4 bedrooms. Built in three phases. With a Country French theme, on-site property management, heated pool and hot tub, on-site restaurant, bar and shopping make this one of Deer Valley’s premier projects. We successfully sold this project.




The Lodges at Deer Valley Luxury Condominiums
125 total units. 2 and 3 bedrooms. This is the largest single project so far in Deer Valley. Phase I (53 units) sold out and closed as fast as the developer could finish the units. Phases II and III are completely sold and there is one phase yet to go.


 


Mountain Ranch Estates
81 lot subdivision located in the Snyderville Basin. These three-quarter acre lots are surrounded by hundreds of acres of open space with fantastic views of all three ski resorts.

Timber Wolf Lodges
45 unit condominium project located near the entrance to The Canyons resort. The project has been sold both as whole units and quarter shares.

Deer Lake Village Townhomes
We pre-sold all 51 units in approximately eight months beginning in November 1994 with backup reservations/offers on Phase I & II units. Complete closeout occurred as fast as the units were completed, finishing up in September 1996.

Goldener Hirsch Inn
Twenty-unit Austrian motif condominium project in Deer Valley/Silver Lake. Marketing began in December of 1990. Jess Reid Real Estate sold out the entire project within one year.


Aspen Creek Crossing
This is a 19 lot subdivision with 2 homes for sale. Ski to and from the Canyons. We listed this project in November 2003 and assisted the developer in redesigning the project and obtaining new county approvals.

Trail’s End Lodge
45 unit condominium project. 1, 2 and 3 bedroom units. An ideal ski-in/ski-out location at the base of Deer Valley Resort, next to the Carpenter and Silver Lake Express high-speed lifts and Snow Park Lodge. The steaming spas on every deck, the heated outdoor swimming pool and the Aspen Room members’ lounge are just a few of the excellent amenities available. We completed the sale of the developer units. Sold out.

Park City Resort Center
Approximately 95 units at the base of Park City Ski Resort. Started in 1983, the prices ranged from $92,000 to $450,000. Working for Prudential Savings & Loan, Jess Reid Real Estate manned an on-site office for the three years the project was offered for sale. It has been sold out since the late 1980’s.

Silver Springs Residential Lots
Marketing and sales of 66 lots ranging from $19,500 to $24,000.

Iron Canyon Subdivision
Marketing in support of the developer, Boyer Company, began in 1986 directed at the sale of 45 lots ranging from $95,000 to $200,000.

Sunspot Condominiums
An eight-unit condominium project at the entrance to Park City.

OTHER PROJECTS:
In mid-1980's Jess Reid Real Estate marketed a number of bank foreclosed (REO) condominium projects: Silver Cliff – 20 units sold in two weeks; Powder Pointe- 31 units sold in three weeks; Willow Bend East- 20 units sold in three weeks; Suncreek- 20 units sold; Snowblaze- 11 units sold; Empire House- 12 units sold in bulk.

HOMES
Jess Reid Real Estate lists and sells homes in all price ranges and areas. Our balanced sales efforts involve us in everything from lower cost housing to multi-million dollar homes.

CONDOMINIUMS/PLANNED UNIT DEVELOPMENTS
Like our home sales, we do it all, from small studios to luxury units in excess of a million dollars.

COMMERCIAL
Jess Reid Real Estate is in fact one of the most active companies in town in commercial real estate. We own and manage several office buildings including The Reid Building and The Victorian Building. We handled the original lease of The Resort Center at Park City Ski Area and continue to actively lease commercial properties as well as handle the sale of businesses.

RESIDENTIAL DEVELOPMENTS
Jess moved to Park City in 1978 to manage the office of Gump and Ayers Real Estate. During his time there the office grew from 6 full-time agents to 35. Also during the five years as manager, Jess was responsible for approximately 15 major development projects. These include by way of example:

Most of these projects were being developed about the same time. Obviously, this takes a well-organized person who understands developers' needs.

KNOWLEDGE AND EXPERIENCE IN DEER VALLEY
With much sales activity in Deer Valley, it is incumbent upon all agents at Jess Reid Real Estate to be intimately familiar with the total range of products available. Each agent presents several condominium projects and/or development parcels to an assembled group of fellow realtors. Walk-throughs (or walk-ons) are conducted with written handouts containing detailed descriptions of the project or site. This approach assures that everyone is fully prepared for the forthcoming season with a current and comprehensive knowledge of all Deer Valley projects.

Jess's vast Deer Valley experience is infused into all agents. He has been involved in Deer Valley since 1978. Few people in Park City have been closer to Deer Valley or know it better than Jess. Jess has been involved with over 12 projects from the ground up including land acquisition, design consultation, marketing, advertising and sales. He has worked with all Deer Valley executives over the years and presently has a very good working relationship with Deer Valley corporate officers.

KNOWLEDGE AND EXPERIENCE AT THE CANYONS
As The Canyons is evolving through its 500 Million Dollar Master Plan development, it has already become Utah’s largest ski area. Everyone at Jess Reid Real Estate is excited about the finished first buildings and resort core and we have been actively involved in sales and resales.

STAYING ON THE CUTTING EDGE
Over the 24 plus years of its history, Jess Reid Real Estate has been heavily involved in new construction and in particular development projects of all types and sizes. In an effort to always be providing value to our clients, Jess Reid Real Estate does a number of things:
  • Road Trips. As a group, individuals from Jess Reid Real Estate have been touring other resort areas for years. We have focused primarily on other competing mountain resorts and in recent years have turned our focus to high-end golf course communities as this has become a new product available in our area. When we visit other resorts, we tour new projects focusing on their sales and marketing ideas as well as new ideas for floor plans, finishes, etc. to bring to our company.
  • Developer Tours. Our developer/builder clients have taken us on tours from Whistler, British Columbia to Lake Tahoe (Squaw Valley, North Star, Lahontan, etc.) to the desert of Scottsdale, Arizona (Desert Mountain, Greyhawk, DC Ranch, etc.) and numerous trips to areas such as Beaver Creek, Vail, Aspen, Sun Valley, Jackson Hole, and Big Sky.
  • Home Shows. Additionally, we attend the National Association of Homebuilders Home Show to gain insight into our client’s businesses and pick up new ideas that may be of value to them and us for moving their projects.
